Conflict is an unfortunate fact of life, even between close friends and family members. Everyone should take reasonable steps to reduce the chances of a conflict and minimize the disruption that may result from any dispute. Such steps may include a well drafted contract or other agreement between the parties.  Please see the Avoiding a Dispute page for more information.

Even with appropriate preparation, however, you may find yourself in a dispute over real property. The dispute may arise out of a purchase or sale, such as a buyer's decision to back out of the contract at the last minute or a seller's failure to disclose a significant defect in the house. Alternatively, the dispute may arise between existing homeowners, such as a boundary dispute between neighbors. In those circumstances, the first step towards resolution usually involves a demand to the other party. Please see the Making a Demand page for more information.

Finally, when all else fails, it may be necessary to resort to litigation. Alternatively, you may find yourself a defendant in a lawsuit regarding real property. While you can represent yourself in court, the complicated laws and rules of litigation can create problems for someone without an attorney. Please see the Litigation page for more information.
